Can NRIs invest in Omkar Lifestyles projects?+

Yes. KYC requires passport, PIO/OCI card, PAN, photographs, and Indian bank statement. Foreign nationals cannot buy property; if residing in India, lease is limited to 5 years.

How many visits to Dholera are needed to purchase?+

Not required at purchase, but mandatory for sale registration. Site visits are always welcome. NRI sale proceeds go to an NRO account.

What is the time lag for an allotment letter?+

None — issued with token payment and completed KYC documentation.

Carpet, built-up, and super built-up area?+

Carpet area is usable floor space. Built-up includes walls. Super built-up adds common areas such as stairs, gardens, and lifts.

What is PLC?+

Preferred Location Charges apply to units with better connectivity or view, calculated per sq ft of super built-up area.

What are the important things when purchasing property?+

Research the builder, compare rates, engage a lawyer for title and encumbrance checks, and verify technical aspects. Budget for parking, PLC, stamp duty, registration, taxes, and maintenance.
